Have you ever heard of an Ice Dam?

Many homes in Utah have had problems with ice forming in valleys on their roof. It is shaded from the sun because it is in a valley which causes the ice to form. The runoff from the melting snow gets caught there and forms ice at night. The ice expands and pulls the shingles apart allowing water to get into the home from the melting snow.

Most homeowners don't find the damaged shingles until the water has created damage inside the home on outside walls and ceilings. Thankfully it is a covered loss and the damage can be cleaned up by professionals.
